Full Architectural Services

	Preparation of schematic design, illustrated by preliminary sketch drawings and/or reports together with provision of indicative estimates of cost
	Preparation of developed design including, as appropriate, developed sketch drawings, reports and advice on preliminary designs of engineering and other relevant specialist services; provision of time program and revised estimates of cost; submission of design proposal to all relevant authorities
	Compilation of documents sufficient for the calling of tenders including provision of information to consultants and co-ordination and integration of their work.
	Revision of estimates of cost

	Revision of estimates of cost
	Calling of tenders on behalf of client and dealing with queries; analysis and advice in respect of tenders received; negotiation, preparation of documents and arrangements for the execution of the contract
	Administration of the contract and inspection of the works including:-
	Checking claims and issuing certificates;
	Negotiation of variations and cost adjustments,
	Dealing with claims for extensions of time,
	Together with all other matters pertaining to the construction works covered by the building contract; and
	Supply of monthly reports on progress of the works, attendance at site meetings and the circulation of minutes reporting thereon
